Finishing a basement is one of the highest-return renovation projects a homeowner can do in terms of added living space per dollar spent. It is also one of the easiest to get wrong. The most common mistake is framing and finishing a basement that has an undiagnosed moisture problem. We have seen it go wrong enough times that we now include a moisture assessment on every basement project before we write the final scope.
What Moisture in a Basement Actually Looks Like ¶
It is not always a puddle on the floor. More often it is a white mineral deposit called efflorescence on the foundation wall, a faint musty smell that gets stronger after rain, or a slight darkening at the base of the wall that appears and disappears with the weather. None of these are dramatic. All of them indicate that water is moving through the foundation, and that movement will destroy any insulation, framing, or flooring you install over it.
The Plastic Sheet Test ¶
One simple test you can do yourself: tape a 12-by-12-inch piece of plastic sheeting to the foundation wall and another to the slab floor, seal all four edges with tape, and leave them for 48 to 72 hours. If moisture collects on the wall side of the plastic, water is coming through the foundation. If it collects on the room side, you have condensation from interior humidity. Both are problems, but they have different solutions.
What We Do on a Moisture Assessment ¶
We schedule the assessment after a rain event when possible. We look at the exterior grading around the foundation, the condition of the gutters and downspout extensions, the interior walls for efflorescence and staining, and the slab for any visible cracks or heaving. We also check the existing sump pump if there is one. In older Portland homes, we often find that the original footing drain has failed or is no longer connected to anything useful.
What Happens If We Find a Problem ¶
We tell you before you commit to the finishing project. The fix might be as simple as regrading the soil away from the foundation and extending the downspouts. It might require a perimeter French drain and a new sump pump. We give you a written scope for the remediation work separately from the finishing scope, so you can make an informed decision about how to proceed and in what order.
The Cost of Skipping the Assessment ¶
We have been called in to redo basement finishing work done by other contractors where moisture was not addressed first. In every case, the remediation cost more than it would have if the moisture problem had been caught before framing. Mold remediation, replacement of saturated insulation, and replacement of buckled LVP flooring add up quickly. The assessment takes a few hours and costs nothing when you work with us. The alternative is a lot more expensive.
